A Buyer Agent works exclusively for the buyer in a real estate deal. The Buyer Agent’s fiduciary responsibility lies solely with the buyer and he will represent the buyer to make sure their unique needs are met and the best deal is negotiated.
Peter grew up in Bedford and chose to bring his family here when his children were five and two so they could grow up in the Bedford community. He has personal knowledge of the neighborhoods, roads and commerce in the Bedford area and will bring that expertise to each client. Yes. A buyer agency agreement assures you that I work in your best interest and will negotiate the lowest price possible for the home you desire. It spells out my obligation to you. It is very similar to a listing agreement when you are selling a home except that it spells out how I work solely for the buyer. As an Exclusive Buyer’s Agent, I will use my expertise and knowledge to find the best home for you at the lowest price.
A buyer’s agent has, without limitation, the following fiduciary duties to the buyer: reasonable care, undivided loyalty, confidentiality, full disclosure, obedience and duty to account. A buyer’s agent does not represent the interest of the seller. The obligations of a buyer’s agent are also subject to any specific provisions set forth in an agreement between the agent and the buyer. In dealings with the seller, a buyer’s agent should (a) exercise reasonable skill and care in performance of the agent’s duties; (b) deal honestly, fairly and in good faith; and (c) disclose all facts known to the agent materially affecting the buyer’s ability and/or willingness to perform a contract to acquire seller’s property that are not inconsistent with the agent’s fiduciary duties to the buyer
A buyers agent agreement lasts for whatever length of time the buyer desires. A typical agreement lasts anywhere between 3-6 months, but can be longer or shorter based on your needs.
Be very wary of signing a “dual agency agreement”. The agent that represents as a dual agent is fiduciary obligated to the seller. When doing a web search for buyers agents the results are often successful listing agents that represent sellers.

Absolutely NOT. The fee that I would have received, which you are paying for anyway as part of the purchase price, will just go to the seller’s listing agent and agency. They will collect double the money, and you will only get “dual agency” or no representation at all. The listing agency works directly for the seller’s interests with legal obligations to negotiate for the highest possible price at the best possible terms. The listing agency must disclose all of your personal and financial criteria, including income, assets, mortgage status, buying motivations, contemplated offers, etc. to the seller. I keep all of your information confidential. A seller’s agent is in violation of the law if they do anything to help or benefit the buyer. That means that the seller’s agent cannot give you any information that puts their seller client at a disadvantage.
No, and it can definitely save you money! We are typically compensated the same way as any other Realtor®. Our fee is usually included in the purchase price and dispersed by the seller’s attorney at the closing, the same way as seller’s agents are paid.
Unlike a sellers agent I’m not trying to get the highest sale price for the property. I’m trying to find the best value for the house you desire because that’s my mission! If you don’t purchase a home thru me you owe me nothing.
